Modular Home Title Disaster

Just bought a modular home in PA. After the sale, I found out that the land was transferrd to me but the title of the home is still in the original owners name. I found the title and owners name but he is not responding. What do I do??

    Modular vs. Mobile ... doesn't really matter what you call it, if the thing has a title it is personal property (yes, someone else owns it).

    And since it sounds like the name on the title is different from the name on the sales contract, it's unfortunately attorney time.
