Hi All,
How to add ADU to increase income. How much it cost. What kind of permission i have to get from county. How much rent i can generate and when I can break even for the cost i pay for ADU. Please advise.

I have mortgage about 80k with 15 year term ( so far paid about 4 years of 15 year term of original loan amount 120k) with interest rate of 2.85 %. I also have credit card debt of 80k with interest rate around 20%  as I have to spend lot of money on repairs over period of time.

Is it good idea to do cash out refinance and loose 2.85% mortgage interest rate and pay bunch of fees like closing costs, points (but I can clear of high interest credit card debt with cash out money ?) .

Or is it better to continue same way for 11 more years and try to clear credit card debt slowly parallelly as i keep saving couple of hundred dollars in cash flow a month and also pay from my other job salary?.

My credit score not good to take personal loans now.

I am making about 1500$ on rent in this 34 year old rental property.

Hi All,

Is it a good idea to set up pest control wildlife control (for rats, rodents, squirrels etc.) plans at rental property for those professionals to check periodically for any activities or issues. What are best practices, pros and cons around this. I was under impression tenants will take care of this. But apparently they are not taking care of this. Please advise.

Tenant says rodent issue she noticed. Looks like rodents are chewing some books and some gifts. Is the rodent issue is tenant responsibility or landlord responsibility? I spoke to one big company and they are saying thousands of dollars to fix it based on their initial free estimate visit to close all the holes etc. around the property and to put cages to catch existing ones in the property. Please advise.

Thank you all. I agree. I am working with small company contractor who replaced goodman system 3 months back. No point in spending and throowing away 11k for 6k work

A big hvac company technician visited my rental unit. He says the furnace is broken and the evaporator is completely choked. He suggested tenants not to turn on the thermostat any more as it may cause fire and carbon monoxide etc.  issues. He is Suggesting replacement of the whole new system. He says the base price to replace them starts around 11k for the carrier system. About 3 months back I replaced the whole system for around 6.5k for a similar size 2.5 ton system from goodman using a contractor from a small company. But this big company hvac technician says goodman is bad but small company technician says goodman is good. Big company technicians say lifetime warranty (also 5 million insurance in case of fire) they offer and inspect every year once for free. But for me 6.5k vs 11k means almost double the charge. Any pros and cons vs big hvac company vs small company.

It is vacant for about 3 months before this new tenant moved in. I am not sure who to identify egress or fire exit window. I do not thinks this external burglar bar contractor knows lot about code and what is allowed or not by county. Any one installed burglar bars external vs internal. Any pros, cons of each and any recommendations, tips on it?

I have theft broke back window and stole some boxes from new tenant who just moved in few days back while no one at home. How to identify and find egress (fire exit) windows. Any good sources to find the crime index of a particular zip code. This is the first incident in the last 4 years. One gas station with 5 different shops came behind this property about a few months back and attracted all kinds of foot traffic and bike traffic going through my property. I put a 6 feet chain link fence and privacy black sheet as well in the back fence. Still there was about a 1 feet gap next to my fence and before my neighbor's fence starting point. I spoke to my neighbor who joined his fence with my fence closing that one feet gap. My neighbor seems to have had one break in in the past 1 year. After that he put an iron back door instead of a wooden back door.  I am thinking of putting external burglar iron bars if insurance allows. If not, I cannot put external burglar iron bars . Can there be removable burglar iron bars that can be placed from inside the property onto the window to avoid issues with the insurance company? It is costing about 1000$ to fix broken window. Does my or tenant insurance cover that? Is it good idea to discuss this issue with insurance agent or just silently pay from my pocket to contractor as it may increase premium right? Tenant feels not safe and mentioned like leaving property as well. Is there is a chance tenant may leave ? Please advise

My credit score is low. also prepayment penalty concerns me as well. I guess personal loan might be better option for me to clear off existing credit card high interest debt than applying for dscr loan by disturbing my current 2.85% interest rate 15 year loan in which I already paid about 4 years

any thing i can purchase in local home depot or lowes etc. so that if I do not like I can easily return. Slates seems to involve lot of work to put it on may need to hire handyman to do that job which again cost lot of money. Also slates still have big gaps in between does not seem to provide complete privacy as well
