I never did DSCR loan. Any good company that does it. Any risks involved with it. I do not want to disturb existing mortgage as I also got less than 3% interest rate earlier

Even I am also looking HELOC on rental property. No luck finding good lender who can do it after trying long time

One roof contractor said rood may needs to be replaced due to hail and wind damages. I contacted insurance and surprised to know my deductible is 10000$. How much insurance premiums you are paying and what type of deductibles and coverages you are getting. What are main numbers to look for in insurance policy in many pages of policy documents so that I can keep those important numbers in my excel sheet to quickly refer. How to shop for cheaper and better insurance companies around. Please advise

Thank you that makes more sense now.  If I quit current company and decided to move my 401k money now much percentage I have to loose towards earlier withdrawal fee and taxes etc. Please advise

Hi,

I have some money in my company 401k. They have strict guidelines to remove money which is almost impossible to remove (with exceptions like health conditions, primary home etc.).

If I change company will i be able to get that 401k money. I heard I loose lot of money if I follow that approach.

What other good approaches to use this 401k so that i can use that money to pay off my rental property remaining mortgage and if pay some of high interest credit card debt without loosing lot of money in taxes. Please advise

How frequently I have to do septic tank pumping to clean everything.  Last time I did pumping was around 2-3 years back. Any other routine maintenance items I need to address? Please advise.

Hi All,

I got a letter from the county/city where my rental property is located saying I have to pay a special amount 563.63$ for tax year 2023 as a special assessment. I never received this type of special assessment in past years though. They say City Solid Waste fee 529.63$(trash is handled by the county/city here, is the tenant responsible for this fee?) and City 911 fee 34 as part of city special assessment. Does my mortgage bank pay this as I have escrow with the mortgage bank to pay my taxes every year. Do I need to pay myself to the county/city? Please advise.
