For City Parks about 200$ and City Schools about 2300$ I see in my tax bill. who is supposed to pay? Is it tenant or a landlord's responsibility? As landlord I am not using those parks and schools but my tenant and tenant family. Is it tenant responsibility (like tenants are paying to me for trash services for about 600$ a year which I am paying to county as special assessment taxes)? There are additionally county related taxes also increasing my tax bill.
Please advise

New PM completed the broken pipe leak issue the same day I hired them in 4 hours using their plumber. They are unable to schedule the sheet rock work with the tenant. Tenant has not paid rent yet. They put a pay or quit letter a couple of days back on the door.
The new PM vendors were unable to complete the work because the door had been changed to a smart lock by the tenant. During the new PM vendor's previous visit, there was no smart lock installed, so the tenant has recently replaced it. New PM has both video and pictures showing that our Field Agent and the vendor attempted to access the property.
New PM continuously communicated with the tenant, but they kept receiving refusals to allow entry. They did not want to put our Field Agent and vendor in jeopardy. New PM documented everything through video and photos as evidence for court if needed.
New PM mentioned that they can proceed with filing a lease violation against the tenant regarding this matter, and also need to charge them a trip fee for both our Field Agent and the vendor, in addition to the violation fee.
New PM has been consistently providing updates to the code officer regarding this situation.New PM unable to reach a third party company(1 of 5 star reviews in google with only 1 user reviewing them so far) who has a tenant security deposit (or tenant paying monthly to this third party company). As I change PM I heard this third party old contract does not work with the new PM. Old PM provided a phone number and email to this third party which is not working as well. Please advise

I changed to the PM who fixed the issue in 4 hours hours by sending a plumber to stop a leak from a broken pipe near where new bathtubs were installed.
My old PM sent an email today like the one below bolded. I am new to these security waiver programs. Do security waiver programs lock the PM if I accept these Programs until the tenant is there on the property? Tenant has not paid rent yet. She is not allowing new PM sheetrock contractors to finish the work saying she likes to vacate this week after that contractors can enter. When the new PM tried to call, she was not picking up the phone for the last 2,3 days. Do these security waiver programs only vacancy not situations like mine where the tenant is not paying rent now.I am very confused now.

resident chose to exercise use of the Security Deposit Waiver Program where they utilize an insurance provider to carry a bond similar but in lieu of a security deposit on the property.
This program is a product offered through a partner insurance company, XYZ, that old PM has approved which serves in lieu of a traditional security deposit and provides reimbursement up to
one month’s rent, functioning as if a deposit were collected.
Please note that this product can only be activated at the time of vacancy, and it is automatically voided if property management services with old PM are terminated.
It cannot be transferred to a new management company.
In the event of a mid-lease transfer, your new management would need to either:
Offer a similar deposit replacement product, or
Request a traditional security deposit directly from the resident.

Hi all,
As tenants reach code enforcement these days for drop of hat is it a good idea to keep appliance repairs like clogged dishwasher, refrigerator, washer, dryer tenant responsibility. Also in the current market even reducing rents not getting good quality tenants what is the best approach? What other important things we must have in the lease to verify the PM lease to make sure I am converted as eventually the buck passed on to me always. Please advise.

Thank you for the feedback. Tenant decided to move out soon even though new pm convincing her for half an hour by praising new PM compared to old PM work.She has not paid rent yet. Seems my court date November 18th I misread as August 18th. I am not sure she pay this month rent or not when she exactly leaves.Now I have to spend around 10k to repaint and make rent ready

Hi All,
I have replaced a couple of old bathtubs with new tubs and put new tiles around tubs and also put new LVP on floors a couple of weeks ago in the upstairs master bedroom bathroom and upstairs hallway bathroom. As per the tenant water was leaking in the ground floor living room area when she took a bath in the second bathroom this weekend. She gave a complaint to county code enforcement (I think the third time in the last 1 month has not paid rent yet) who took pictures and reached the PM to fix it soon(all this happened over the weekend Sunday one day). The PM said since this contractor is my contractor I have to call him to fix it. I hired this contractor from one of the online portals who is no longer lifting the phone.
The PM took 3 days until today to find out what the issue is. All the time till now they are saying roof leak without knowing anything about issues as the tenant is also not reachable. Now the tenant is asking for hotel stay. I asked the PM to send his vendor to fix these issues as soon as possible. I did not approve or disapprove the tenant hotel request.
Am I obligated to provide the hotel stay to the tenant in this situation? It is not a bad leak at all as per the photos and videos i got. Obviously this tenant makes everything out of proportion and calls county code enforcement for all small issues instead of calling PM and reporting issues. Please advise

Thank you all. I ordered new tarp from Home depot which I am planning to install soon.
Is it good idea to just attach at top of chain link fence and leave bottom part of the tart loose that way when storm comes it does not tear down or damage the tart? Please advise
