How to find good hvac company around Atlanta area? What are criteria to choose from?

Is it good idea to take maintenance package per year to do before winter or before summer check up?

Some hvac contractors i worked charged too much, not on time, not professional.

HVAC repair bills usually range from 3 figure to 4 figure.

Any tips, recommendations we can give tenants to use HVAC sensibly obviously if they use very rough and tough lot of issues may come.

How to ensure tenants changing filters frequently. Is it good idea to ask them to send picture of filter replacement?

one contractors recommending below

Clean blower wheel inside furnace around 345$ ( he says cutting air flow efficiency by 20%)

To replace blower motor capacitor around 125$ (says reading should be 5.0 but it is 3.9 may fail any time)

To replace condense capacity 135$(says reading should be 5.0/40 but it is 4.8/37  may fail any time)
What are the worst numbers until which these capacitors work before worrying about replacing them?

I have doors attached currently but not completely closed. When a HVAC technician enters there iron strips at ends are bending making opening for rats etc.

What are the best doors to put in crawl space entrances? There are currently 3 entrances to crawl space and 3 wooden doors. But these wooden doors and latches and frames are in bad shape. Rodents, squirrels, rats etc. entering through these door gaps. Are metal doors are better or wooden doors? Which type of contractor can help me in putting these doors? Please advise.

The ditch looks as attached now. I spoke to one contractor he says he can make everything flat in that ditch by doing some grading and put filter perforated black cloth and put rip rap on top for about 3,600$ and excavator rental for 1500.


I called one landscape concrete company who says rip rap rocks are about 37 tons to cover a 36 feet by 96 feet ditch(3456 square feet) about 2 big truck loads with delivery around 1950$.



It cost me a total of about 7500$ which is a lot of money on my credit card to charge. Then the county storm water department may ask me to remove in future all rip rock as that may stop water flow. My main concern is no more new weeds, plants, bushes growing there as i cleared all that ditch and put a nice fence now. Please advise. Also as you see retention wall also in bad shape which i may have to spend about 6000$ to repair in future. Not sure retention wall is more priority here?

Thank you. I agree that county has easement. All I am trying to do is put some perforated filter plastic wrap cloth and put some rock on top so that water flows freely and no new trees, bushes, plants etc. grows there making that space hard to access either by county people or tenants or me in future. Please advise

I have a 90 feet length and 40 feet width 3 feet depth ditch in the backyard where the county catch basin is in the middle next to the retention wall. There were a lot of bushes, trees, poison Ivy plants etc. growing making that area like a forest inaccessible. I spent a lot of money to clear everything out. Now that area is clear with cut tree wood chips there. I also put chain link fences as neighbors not taking care of their backyard which is increasing these types of challenges. I do not want a lot of trees, bushes, poison ivy plants etc. to grow again there in that ditch area. I spoke to one landscape company. They said they can put riprap rock about 5 trucks loads. They say about 5000$ for riprap rack, 500$ for filter perforated plastic cloth rolls. They said they spread that filter perforated plastic cloth roll and put big rip rock on top of that in that entire ditch area which is about 3600 square feet for about 7500$ as labor charge. Total cost of the project is 13000$. Is it a reasonable estimate?. Is it worth spending that much money which is almost like 1 year rent. Any other cheaper better options to deal in this type of situation. Does the county object if I put rip rap rock as the catch basin is there in the middle of the ditch. If I grow grass in that ditch it may not grow due to running street water into that catch basin. Not sure cheaper small quarter river pebble rock stand the force of the street rain water going towards that catch basin when it rains heavily. Please advise.
