Thank you so much for taking the time to respond, I really appreciate it. Yeah from what you said, it seems like the deal wouldn’t work, it feels like I’m trying to force the deal. Definitely just gotta walk away from it.

They seem desperate to sell it since they don’t live there. But I’m not entirely sure, it’s been sitting for a while

I am trying to buy a property to flip, it’s vacant, and the seller is trying to sell it for $350k because they have a mortgage for $350k. The problem is that the house is definitely not worth $350k, and the seller says they are not in foreclosure. I would have to buy the deal for $250k for it to work. How can I structure this deal with the seller ?

5. the E myth 

6.Cash flow quadrant by robert kiyosaki

Hi! I would say you should talk to local banks first (talk to as many as you can) getting everything 100% funded might be a little difficult but it’s totally possible. That being said. Try to get hard money and then find someone you know that can cover the initial costs of the hard money loan (work out an incentive for them I.e interest or splitting profits 50-50) .
