Congratulations on discovering real estate! I would say you should first learn as much as you can https://www.biggerpockets.com/... (There are some potential books in the attached link). Try to live very frugal and save up as much money as you can. While doing this, try to build up your credit score, in other words, build up your financial house. Since you have very little access to cash, read up on hard money lenders (do your research as they are pretty expensive). Go to your local REIA and just try to let people know you are trying to get into real estate.

@Jeremiah Akindele I went to a real estate investing workshop some years ago and after everything they asked for some ridiculous amount of money( I think $50k) for coaching. Tbh the best thing is to read books, self educate heavily, network and just try to get in the first deal. God bless!

@Chad Griffin I would suggest that you properly run the numbers yourself as a lot of wholesalers are always just trying to make a quick profit so they might underestimate the rehab costs (not saying this is what your wholesaler is doing). Also you should check for more comps in your area instead of just the one you’ve seen. Good luck and happy investing! God bless!
