Do you know any realtors that would help you by doing some MLS comps for you. This is a time of building a relationship with one. You may have properties for them later or even leads for them if you can't wholesale them. If you don't have a friend that is a Realtor ask your friends almost everyone knows or has one in the family LOL Good luck on your deals

@TonyReale I would love that yes it is in White House let me get a bit further in this to see what they are actually doing. May only be enough room for an investor but I would gladly pass it along.

Do you do any mentoring? Would be interested in learning hands on in this biz.

I am new to this business and I don't think you have to think everyone is lying. I think these guys were being less than honest. But for me I could definatly leave something out by mistake and wouldn't try and cheat anyone as that doesn't help me in the long run. I do think you have to do your due diligence so someone elses mistakes don't screw you.

I hope that if I am doing something wrong the investor could at least point it out so I can become better at what I do.

I enjoyed reading this post but seems like the wholesaler here is giving people in the biz a bad name. But it happens in every biz. I am working on my first deal right now and if there isn't any money on the table for me I will just bird dog it since the place belongs to a friend and I want everyone to win.

Hello my name is Larry and I am in Mid Tennessee. Been here a week or so soaking this all in. Ready to get on the hunt will be mostly wholesaling moving into some sandwich leases in the future.

I have found a house (actually a friend) that the owner wants 82K but would take less they had thought about walking away from it but now they think they want to sell. I am going to have a friend that is Realtor to run some comps for me. The house is a 4/2 but the improvements from a 3/1 were done without a permit. I am assuming that this house can only be sold as a 3/1?

If that is the case can we get this changed to a 4/2 some how?

If this can be sold as a 4/2 then we may have a home run but not much room as a 3/1 as the house needs a roof and carpet paint and maybe replacement windows w/kitchen upgrade possibly. I am no rehab expert but do have some construction knowledge although haven't done that in years.

I am new to this but don't start over make an offer and see how firm his price really is. If he isn't motivated move on to the next one!
