Be vary careful about things like this. The BBB here have sent warnings out that some companies are doing some sketchy real estate scams

@Bryan H. Sounds easy but can you explain just a bit how a wholesaler can show the cash flow?

What your saying is I as a homeowner in Ontario can not sell my own house?

I would find me another lawyer as what he said is idiocy.

I see both sides of this situation. From what I see it boils down to trust. You either trust the realtor or you don't. If you don't hire one you do!

Bottom line is as a wholesaler you either have a deal or you don't! You can't make the numbers up to make a deal work that is just common sense. Seems like if you want to do this business over the long haul find real deals and don't bite the hand that feeds you.

If it was easy everyone would be doing it and the rewards would be smaller. Finding the deals is the key. If you have a good deal no worries after that

You could do a lease purchase. Wouldn't that get you around the SAFE act? Rent to own. I agree with @John Klaus that the MH isn't going any lower and can provide years of positive cash flow. From what I have been seeing about MH is $100-$200 over lot rent is where you want to be. Why would you just rent it for lot rent unless you own the lot? MH in my area are going for $600-700 a month total.

You may be able to work out a trade on some of his jobs like doing the floors for a piece of the action. If you can do more than floors maybe you can get a bigger piece!

Very vague. 15K would be a large wholesale flip. But not so big for a rehab.
