Never ever paint over wallpaper! It will cause it to fall off the walls and the paint will be everywhere. Either do it your self or find someone else to do it. You can prolly hire someone to do it for less than 12 and hour. Buy the wall paper remover and a couple of scoring wheels and put em to work. You can sometimes steam it off the walls. Use some drywall compound to patch any rough spots where the wallpaper peals the drywall.

Ok here is what I have so far.

Sqft is 1050 w/300 garage converted to master BR

payoff is 72K owner wants 82K but will take less

Needs Roof and maybe Windows

Prob carpet and kit/bath update

as it sits it is a 3/1 but the master add on (no permit) makes it a 4/1

The comps in the area for a 3/1 is 115k and homes with 3/2 are around 125k

I think I can get this house under contract for 79K

Does this sound like a deal or should I look for something else?

Lease/Option purchase. She could get a down payment that may help her out and get lease payments that will pay the mortgage and the tenants will act like owners because they are "buying"

Sounds like the property my come available as soon as her family realize how crazy she is and has her locked up keep sending the cards

A finished basement could double your square ft. for a single story. or could at least add 50% more sqft

I am new to the REI world. I am just curious, What is the reason that the sister needs to be on the lease? Just asking as I may have this problem in my investing career.

You have to realize, some people are just stupid and you can't fix that.
