Possibly 1st deal
Hello my name is Larry and I am in Mid Tennessee. Been here a week or so soaking this all in. Ready to get on the hunt will be mostly wholesaling moving into some sandwich leases in the future.
I have found a house (actually a friend) that the owner wants 82K but would take less they had thought about walking away from it but now they think they want to sell. I am going to have a friend that is Realtor to run some comps for me. The house is a 4/2 but the improvements from a 3/1 were done without a permit. I am assuming that this house can only be sold as a 3/1?
If that is the case can we get this changed to a 4/2 some how?
If this can be sold as a 4/2 then we may have a home run but not much room as a 3/1 as the house needs a roof and carpet paint and maybe replacement windows w/kitchen upgrade possibly. I am no rehab expert but do have some construction knowledge although haven't done that in years.
