MH are going for 5-6K here in TN.If it were me I would offer her the 5K and offer to help her move (you pay for U-Haul and get a couple teenagers to help).

Word of caution PayPal has been known to freeze peoples acct if they think something is going on they are not like a regular bank they freeze your money then you have to prove you aren't doing anything wrong. Just a warning. Use Square that money goes right into your bank!

I worked in the 9th ward after Katrina. Although it could be considered a "war zone" From what I saw while there was that the homes were destroyed. I would venture to say if you found one standing you could get it on the cheap. By being defensive you drew attention to the fact you think the 9th is a war zone.

Surely the property in the 9th is worth something with out homes on them.

I would start at 5K cash. I would explain in order to rent the property/sell it it has to be repaired ect... Explain that banks don't loan money on mobile homes after a certain year. Mobile homes only around here are going for 5K-6K so what is the land worth to you? Here I can get an acre of land for 10500

That depends on what is in the walls. I would say get a good handyman and have them look at it and remove the closet and close the wall in. I would say here in TN removing a small closet and finishing it to original would be under 2k. Get someone local to look at it and adjust your price accordingly.

If the numbers work and you don't want to buy the property you should at least look at wholesaling it to a buyer that would want to fix and flip or keep.

Don't think you have given enough info here....In White House, TN a 3/2 that would rent for 900 a month should have an ARV of more than 45K closer to 115K.

If the house is only worth 45k how will you put a Lease?Option buyer in there for 2x the value of the house?

My thing would be is the Lawyer a family member? What would be his benefit from telling you this? If the person provided you a service and did it on short notice.....If you would like this done on a regular basis then tip. If you don't really care how long it takes or if you get bumped to the back of the line because someone else tips then don't tip. Just remember what a tip does......

Tipping at the bar because of cuteness keeps bad servers in the business! You always tip based on SERVICE.

I really like this topic thanks for posting. What would be a interest rate you would offer or a range?

I think it is in Tennessee. From what I hear on this site is everyone needs to be on the lease so is everyones record clean?

Some people make mistakes early in life and get life figured out. Good Job Good Credit it would depend on how long ago the "offence" was. (just my opinion)

I am sure others that have been in the leasing game can give you a better answer.
