Our franchise company, Property Management Inc., begins the eviction process after 2 days of being late. We try to protect the assets of our property owners. It is amazing how many people can come up with the money when they are being faced with being thrown out. Let em' know from the get-go that you don't mess around.

My sister is in Texas. She advertised her property (similar to what you describe), on her own. She got a renter from Mexico. Pays on time, every time. The check is from his company. List it. See what you get.

I have a friend (fellow franchisee with Property Management Inc.), in the Cincinnati area. He has made a killing in this area. I was the founder of a post-secondary school in Utah. We were Utah's largest trainer of CNA's. The average starting wage for a CNA is about $9/hr. If you work in home care, maybe around $10-12. Therefore, she would be making around $20k a year. That is BEFORE taxes. Throw in a car payment, buying some shoes at payless, Friday nights with her friends....recipe for disaster.

I agree with your thoughts. I have been doing the same in Salt Lake City. While I have only been able to acquire 4 homes, I see this as a "fool-proof" way of building wealth. I want to be the old man driving his 59 El Camino showing up to collect my rent on the first of each month. They can hear me coming from the rumble of my big block.
