Arnie, don't beat yourself up. Surely, you have paid dearly for your wisdom and skepticism! Won't your water company call you if it seems you are using an extreme amount of water? I know that mine does.

I agree with Jon. If you need a renter every month in order to pay the mortgage, your situation is not good. Especially so, if you are willing to accept an entire family of deadbeats.

You can always chum-up to a local tow company. I am sure they would love to give you at least $500 for it. Please keep in mind that this is kinda shady, but they do this stuff all the time. Usually, after 30 days or so (couple hundred dollars in tow fee, close to a thousand in storage), they will apply for title. It costs the tow company a few hundred bucks, but they usually get the title, and own the boat. Quick solution.

I say LET THEM GET OUT!!!! Check the property. If the property isn't trashed, let them get out!!! Consider yourself lucky. Now you know. Don't rent to deadbeats. Warren Buffet has said, "Honesty is expensive. Don't expect it from cheap people".

Tracy, how have your renters been as tenants? Have they complained at all? Mention that you would like to have them as renters for another year. If it is that important to you for them to stay for another year, maybe you can make them an incentive. Most people hate to move, and a little catnip should entice them to stay and be willing to sign another year.

Most CNA's DO NOT MAKE $4000/mo.?!!!! This could be the case if she was living with the person. Your unit should be able to rent immediately anyway at that price. In larger, upscale markets like Scottsdale, it should be easy to find a renter....especially if listed properly. My company has a franchisee in scottsdale. His name is Bill Sheidt. He would be better suited to answer your question. He may even save you some money on your management fees! :) If you would like his contact info, just private message me, and I can give you his cell phone number.

I would withhold the monies. This is especially the case when they violate the lease agreement by not giving proper notice. Make sure that you meet them to do a walk-through, then, bring it up. Some people are real jerks, and are not opposed to kicking in a door, or punching a wall, etc...nothing is beyond the realm of imagination. You are entitled to those funds.

Arnie, On another note...I once pulled up to collect the rent and noticed the "recycling trash can" FILLED to overflowing with wine bottles. This was clearly a negative sign. The inside of my house was trashed. There were doors kicked-in, walls painted odd colors, etc...look at all the details.

Just a thought....scope the property out at all hours of the day and night. Make sure there is no funny business. Also, look at the registration stickers on the cars...look at the quality of their tires, etc...all the little things add up. If they can't afford vehicle registration or tires, the owner may be trying to get out from under the "clean-up" of a property that has been mismanaged.
