I am 48 and going to be 49 next month.  I am plugging away at building a portfolio while generating cash to raise my children through flips.  My wife, Anne, just went back to work in the last 6 months. We have 2 adult children 20 and 22 who are almost done with school.  I see it now as our greatest opportunity to grow our rental portfolio.  We have more income, better credit ratings, and 2 healthy strong helpers.  We also have lots of experiences to keep us from losing money.

@Steven Paul  so your looking to get started as a real estate investor utilizing tax deeds in FL. Below are some links to Broward County's website that has an excellent FAQ page on how it all works and your risks.   I also included the link to the Hillsborough lien express but it sounds like you want to purchase deeds not certificates. If you could buy a property for $2000 or under and wholesale it to another investor then this is a great way to get started.  

Before doing anything just make sure you understand the process you will be getting involved in.  Like I said the links below offer some great information.

What type of deal is this? SFR or Multi? Flip or hold? What is your ARV? It is hard to help you work this out not knowing what your intentions are.

Good advice from Ethan Giller I would get into some form of action. Start with networking and find out what others are doing and looking for. Then as Ethan mentioned find out how you can help. Through experiences you will find your niche.

He is responsible for whatever percentage you agree upon. If it is a 50/50 then he will pay taxes on 50%. Put your agreement in writing. I use a trust to form most of my deals.

I am not sure I am going to help but here is what I do I use my name @gmail.com. My biz card has my picture on it with my phone and email address
