Is Real Estate Investing a Saturated Market?

Seems like everyone is trying to get on the band wagon, trying to rent out their houses here. These houses have been "for Rent" for a while now, it's starting to make me question, is there as much as a demand as people say for housing? Seems like these owners have a high vacancy rate. How would you keep people calling you and asking if you have any spaces available?

As a realtor in NJ, I have people reach out to me once a week for rentals. The market is far from saturated.
