Thanks for all the great info I am heading over tomorrow to look at this gem! OK only kidding.

I would just move the thermostat with me as I moved from unit to unit. LOL

I had a woman call me 3x leaving one frantic message after another. I finally decided to answer the phone when you called at 10pm. I listened to her scream at me for a few minutes then asked her to repeat her name and address. I politely asked her to stay on the line with me while I removed her from my database. She huffed and puffed and hung up.

Now I let all calls go to voice mail and I call the people back that lean towards sounding like the want to sell their property versus asking me how I got their name.

It is just part of the business.

Does anyone really go to the unemployment office any more? I thought most of it was all online. I know in 1991 you would have had an enormous audience. I used to wait 3 to 4 hrs to get my check.

Great idea though on targeting a market that may want to sell!

@J Scott and @Shaun Reilly thanks for your input. You both helped to reconfirm what I was seeing on paper. I asked the question because I have had several deals come across my desk where experienced investors are selling their leftovers and in my opinion overpriced. Like Shaun my goal is 20% profit on ARV. Like I said 370k was her asking price I'll have to negotiate a lower price in the low 300's to make a go of it.

I am looking at a SF home in Waltham MA in the area called the Highlands.

The house is 1655 sq ft 4 bd 1 bath with an unfinished basement that can be finished. There is room to add bath as well. The home does need an updated kitchen and the existing bath needs work.

ARV is 500k

Rehab 25 to 35k

Asking price is 370k and is negotiable

Thoughts?

Not enough margin for me for a flip. I would not pay more than 137k =(210k *.70)-10k if the ARV is 210k. I might think differently if buying for my own residence.

There are some nice homes in the N. Attleboro area I have a good friend that lives there.

What type of work? General clean up, painting, plumbing, electrical, carpentry etc.
