@Alexaundra McCormick you can research the Title of the property on the county website. You can search by name, address, document type, etc.

Lots of great advice here. Get out there and meet people and ask questions. You started this topic with a very general question and I suppose if you keep digging your questions will become more specific. You will then discover what "type" of investing you would like to do. Once you have determined what you want to do you can develop your plan of attack and off to the races you go.

You will know when you are ready!

@Samson Kay that would depend on the demographics of the list.

Absentee owners 3 to 6 weeks apart (and you can repeat) Dominoes does

Probate might want to shorten the campaign and a different message but the life of the list has an end much shorter than say absentee owners

Divorce not a very long life to the list because eventually they will do something

Remember it does not have to be perfect. Lay out your plan, write your letters, set the dates for your mailings, then start mailing. Track everything.

@Brandon I'll do my best to answer your questions

1. You need to get a realtor on your team, If you are out marketing for deals not all of them are going to want to give away their equity and they just might need the help of your realtor.

2. I estimate my rehab costs myself but I do have a background in construction. I also recommend @J Scott

3. No idea what you need to do in Canada

4.Depends on your location. Here in Mass the are attorneys but not all attorneys do title work or closings or are real estate lawyers. Before you start go to a local REIA and connect with ohters and let them know you are looking for an Attorney, Title company, Realtor, Contractor etc.

@Mark Graffagnino you beat me. I sent 3 postcards and got one call we were close but couldn't agree on terms at the time. Not a lost deal just a prospect not ready to sell. I thought I had the killer system with a 33% response rate.

@LaKeysha Adams I agree strongly with @J Scott if you want help you need to have something to offer.

BP is a great place to Network and you can find all the Georgia wholesalers by doing a search. Click on networking in the BP tool bar then click on find members.

You can then sort by state and occupation.

@Samson Kay keep the address in the letter it helps to specify what you are looking to buy and some on your list will own multiple properties.

You should plan to mail to a list 3 to 7 or even more times. The more they see your message the more likely you will be there when they need to sell.

Don't plan a mailing plan a campaign.

I NEVER believe a software program can find Vacant homes. Free and clear yes.

It is a lot of work but we all know the payoff is worth it.

Here is a tip I got from a friend. He goes down to his local water dept and over time made friends with the ladies who work there. (yes he is local and a seasoned investor who has lots of reasons to be in the town hall) He asked if they could produce a list of homes that were only charged the minimum water charge. Not only does he learn the homes maybe vacant but also the correct mailing address for the person paying the bill.

I don't think walking in off the street and just asking for the list will get it for you my point is real estate is local and it takes boots on the ground to find the deals. Yes we can do tons of research from home but we still need to get out there.

My opinion of these software packages is that they are directed at people who want it to be easy. The business is simple but not easy. It takes work.

My advice I would buy a list from listsource.com and do a mailing or spend it on Bandit signs or an ad in your local paper instead of sending them 995.

By the way I have fallen for a lot of the crap out there.
