I'm currently analyzing real estate markets in the U.S. As part of the process, I'm starting to analyzing some properties that are being offered by turn key providers.

When looking at these numbers, what are the best techniques for analyzing this data (i.e., doing due diligence?)

For those of you who out-of-state investors did you:

  • use a lawyer/firm in your state of residence to form the LLC?
  • use a lawyer/firm in your state of residence to form the LLC?
  • simply do it yourself instead using a lawyer/firm?

And the most important follow up question, of course, is why?

I'm currently looking to find the general cap rates in cities/metro areas for residential housing. The data I'm looking for includes single-family homes and/or up to homes with four units. I'm just using this a starting / guide on where to look.

Where is the best place to look for this information?

I am looking for cap rates in different broad markets for comparison purposes. Does anyone know of a resource where I can compare this information? I'm most interested in single family homes. 

I appreciate any advice or direction as to where I could find this to information. Thanks!
