Hi Chris. Today, I had an experience with Strategy Properties similar to your original post. I was introduced to them through a network that I trust. They reached out to me through e-mail. Using their system, I booked a phone meeting for today. I received an e-mail confirming the meeting was scheduled. I prepped for the meeting, reserved time on my schedule, and booked a conference room at work for our call.

They never called. And never follow up with an explanation regarding what happened. Oh, well.

Hi all. I realize that my question is generic and, in the end, everything comes down to specifics - cities, counties, specific laws-rules, etc. But at this point in my research, what I'm asking for here would be helpful. I'm just looking at things from a high level.

I'm trying to compare tenant-landlord friendliness on a state-by-state basis. I found articles like "top eight best", "top ten best", "top five worst" etc. But I haven't found information that ranks all fifty states.

Does anybody know of any information that ranks all fifty states (U.S.) on a landlord-friendliness basis? If so, could you post or send me a link?

Thanks for reading and replying, Mike. I'm not really looking for answers to point and click questions. I would use the service to compare decisions I'm making like:

  • The choices in my chart of accounts set up
  • Booking my contribution to the LLC as Owner's Equity vs. a loan to the business
  • How to account for the trip I took to buy the property. This trip preceded the formation of the LLC and included a personal component.

I'll give the Quickbooks community another try. I asked a question once and didn't have much luck.

I'm just starting out and don't have many transactions, but I need to get my books in order for my taxes due 10/15/2017. The point and click aspect of Quickbooks seems simple enough, but I want to get my chart of accounts and opening entries right.

Do you have any experience, or have you heard of, the service Quickbooksforinvestors.com? Any opinions you could provide would be greatly, greatly appreciated!

@Huiping S., the purchase I'm considering is in an AE flood zone, too, so I appreciate the question.

@Anthony Lee, the deductibles on my quotes range from $10,000 to $1,250. So you answer is helpful as it gives me an idea what other are doing. Obviously, I'd like a lower deductible, but the premium is a real cash flow killer.

I'll definitely make sure that any policy I sign insures on a replacement cost basis. My challenge is making sure that I'm not underinsured. I want to be able to rebuild a similar house if disaster strikes.

Hello all. I'm considering a Florida investment in a flood zone. I have a variety of flood insurance quotes with a large range of deductibles.

Do you have flood insurance for any of your Florida investment properties? If so, what deductible do you go with, and why? 

I would really, really appreciate your input.

I'm reviewing quite a few insurance quotes for a real estate purposed I'm considering.

While the dwelling coverage (Coverage  A) limits vary in these quotes, the limit in a number of these quotes is around 30% less than the appraised value.

Is these normal? When you buy property insurance for investment properties, do your policies often have dwelling coverage 30% below the appraised value?

I appreciate your help!
