Thanks@Chris Romany. Someone once told me that people in Florida don’t worry about school districts as much as other people do in other parts of the U.S. So I definitely appreciate your perspective – it definitely acts as a rationale counterweight.

Based on my limited knowledge, I agree with your assessment of the area west of Orlando. Do you think this added home supply will help hold down home value appreciation and rents? Or do you think it will have the opposite effect?

Sandra, Jane, Roy, Michael and Fred,

First off sorry for taking so long to respond, but I did read your responses while on vacation in August, but I never thanked you, so thank you!

My minimal research supports what you all wrote. I thought that maybe some of the distressed properties might present some good opportunities. But I didn't see anything that presented a potential uptick in economic activity. Roy's quote "it's too hot in the summer and the water's too shallow" definitely rang true.

I decided, as an out-of-stater without much local knowledge, to not research this further. But I did have a great time in Galveston!

I happen to be in Galveston, Texas on other business this weekend. I'm enjoying my time here. It got me wondering.

What kind of market (I know - very open-ended question) do you consider Galveston to be? Generally, does it cash flow? How would you rate its appreciation potential?

I know a lot of people will read these questions and think "it depends on what kind of investor you are, what your investment strategy is, etc." But I'm going to ask the question anyway because I need to start somewhere.

Are there any specific sub-markets in the Orlando area that you recommend for a cash flow or appreciation investor? Are there any sub-markets you would avoid (i.e., war zones or Type A properties that would never cash flow?)
