@Owen Mitchell i can message you a referral to a trademark attorney. What do you mean by having an attorney for your team. You mean for getting advice on creating a real estate team?

@Jay Hinrichsyeah I agree, teams have taken over in real estate. I am a team leader and when people join my office they just want to be on my team.

@Hemanth Grandhige yes it works great. I used to pay $10k a month on zillow. It even comes with a crm that is free for you to use. It is expensive. If you buy zip codes the lead is going to 3 other agents. If you buy a zip code you need an ISA, basically somebody to answer the phone immediately when a lead comes in.

@Jacob D. I used to use propertybase crm. I loved it but my agents found it too complicated to use. Now we use boston logic. Its wonderful. Its simple, easy to understand and it comes with email marketing and drip campaigns.

@Carl Gentile I didnt chose a brokerage. I always wanted to do my own thing. So I created my own brokerage. I wanted to be the CEO. Then I hired my own managing broker. This was I was able to do what I wanted to do. As

Far as other agents I think its just a matter of what is a good fit for them. Some agents want lots of training in the classroom so then Keller Williams is best for them. Other agents want to be on their own but want a big brand and dont need training. So Re/max may be good for them. Other agents may need leads because they dont have any money to market themselves. There are not that many brokerages that provide good leads.

@Eric Goodman it does take a while to build up an investor list. Its all about relationship building. Every week I used to go to real estate investing seminars. They I would get to know everybody and collect business cards.

If you see any we buy houses marketing give them a call and find out who they are. Add those people to your investor list. You can find these on bandit signs, letters you get in the mail from investors, craigslist, googling. You can also find fixed up homes on realtor.com and then look the investor up on public record. Biggerpockets of course is a great resource to find local investors.

Add your investors to your wholesale list. When you have a good deal send them an email. You can use constant contact, mailchimp or your crm to let them know of your deal. Brand yourself so that people know who you are and they look forward to seeing your emails with your next deal.

@Ethan Smith it took me about 10 years to turn Zero money into the bank to having $10Million+ net worth. I bought 100 houses during the foreclosure boom. Bought homes that were even worth less than what I bought them for. But I held on to those houses and let the equity build up and paying down the mortgages over the 10 years. Then when the market was good again I sold a bunch of inventory and then pid off 22 free and clear houses. Real Estate typically isn’t a get rich quick.

@Owen Mitchell Im not sure if you can do it yourself. Im sure you probably can. I had an attorney do mine for me. The way I look at it is if its something you have no idea what your doing in then I would hire a professional to do it for you so you know you did it right. You just don’t know what you don’t know.

@Benjamin Papet a lot of investors are tearing down old houses and the building duplex on the lots.
