@Eduardo Beltran I send out my Pink We Buy Houses postcards. I have the color pink Trademarked in real estate and it is my branding. I bought over 100 sub 2 properties using this strategy. The homes that I didn’t buy I had my company list the properties and we got a commission. I own both an investment company and real estate company.

@Spencer Lindquester we use the property management software appfolio. It processes rents and you can do background checks in it. I highly recommend it. However if you dont have a lot of properties ai heard that zillow rental manager is good too.

@Julio Velazquez this has been my strategy to acquire 100 rental properties and become a decamillionaire. I would buy the homes subject to the existing financing. I own the house and I make the payments to the mortgage company directly. The previous owner no longer owns the house but their loan is still in place. We get power of attorney to talk to the mortgage company just in case there is a change that happens to the mortgage payment. When selling the home the equity is mine because I own the house. When I rent the house the cashflow is mine because I own the house.

@Chris Morales Hi Chris, I started as an investor first and then opened up my brokerage company. I also work with a lot of investors as well. I have gone on We buy houses appointments for investors to get homes under contract for them. I would go to all the investor meetings to network with investors. It helped me become the #1 agent in Colorado and #4 in the nation.

@Rachael Schwalenberg we use appfolio right now. We manage over 200 homes using this system. We think its great. What do you not like about it?

@Benjamin Papet its a good thing because it is increasing the property values. Plus we are so limited on housing here. So investors are making more housing.

@Martin Fields each state will have a foreclosure list. Depe ding on what state /

County your in will depend on where you get the list. In Colorado we get our list from the public trustee’s office. They have a website and we can pull the info there.

I started off by doorknocking the foreclosure list. Now I just send a series of postcards and letters about avoiding foreclosure. Doorknocking is free and it works really well.

@Steven Ko yes that is pretty typical. As a buyer you dont pay the real estate agent commission. The seller pays it for you. However you typically do have to pay the admin fee because the seller wont pay for that too. However if you are getting a VA loan you cant pay the transaction fee. It is not allowed by VA. You could however ask for the transaction fee to be wrapped into your seller concessions. This is the amount that you ask the seller to pay for your closing costs.

@Rashad Jones Jennings when I market a builder listing I am not their listing agent. Im just marketing them to be the buyers agent. So then the builder will pay me a commission.
