Does anybody have a good reliable list provider for people behind on payments but not yet in foreclosure?

We are looking for a title company that will close a “Subject To”.  We had several in Colorado but they all stopped doing them.  We closed over 100 Subject To transactions.  If you know anybody please let me know.  We just closed a subject to and had to un-insure it.

To me it's just a big MLS. It seems the agents focus more time on trying to recruit people to join than actually doing business. That is why you see so many EXP agents trying to recruit recruit. I personally think we need to focus our efforts on selling houses and not recruiting.

I started when I was 25 years old.  I purchased all my homes with no money out of pocket. I was broker when I was 25.  You can buy homes Subject to the Existing Financing that way you don't have to get a loan. You simply take over mortgage payments that somebody has in place.  I just posted a blog post on this if you want to check it out.

@Jessica Jaboor yeah it definitely isn’t cheap. You need to spend the money on advertising. Plus if you are not with a brokerage firm you end up paying more for technology because you don’t have the bulk buying power. Working from home will save on having to pay rent.

@Hobie Day I am a true believer a listing agent needs to pay for the listing marketing. It is their cost of doing business. A listing agent should always do professional photos, video tour, and matterport. Buyers search on zillow and realtor.com to view homes. The home Needs to be showcased perfectly to a potential buyer. There are many buyers that make a decision to purchase a home sight unseen. The video’s and matterport help with their decision.
