Tim Butters and Ryan Cameron are correct. Based on what you wrote, if you have old zoning records that state the building is zoned 3 family, the process may be much easier. However if you have to go through RCO and ZBA it could be months long. I just went through an 8 month process to have my garage (which wasn't on my deed) granted a variance (it's an odd size) to be added onto my deed and also have construction approved for roof deck etc. I did this whole process just with an architect since it's my personal home. If you're new to these processes I highly recommend to hire an architect and an experienced attorney. They may cost money but you get what you paid for and experienced pros will get you through the process faster!

Yvette Chung my understanding is: RM-1 is multi family zoning RSA3-5 is residential mixed use. Normally it is residential but MAY allow for multi family. I own an RSA-5 duplex that was previously zoned duplex. Thus I'm grandfathered in. When purchasing you should check to see if it's already legally zoned duplex, triplex, etc. If you purchased a SFH and wanted to make it duplex etc you would have to apply to ZBA to change its U&O etc.

Oswaldo Rabanal I would cash out refi and buy another multi family. If you want to keep the cash in your property use the $60K as down payment for another property. Great work so far! Keep it up

Brewer Staub I use cozy and like the service. I only have 1 tenant as well currently. I had researched all of the online resources for landlords and rent collection a few months back and cozy at the time was the best option for me. Granted if I had several more tenants or units, I might use a bigger company/program that offers more reporting options. For now though cozy is the way to go. Plus it's free (as members noted). My tenant setup ACH for the 1st of the month, I usually have it within 8 days total. And yes you can pay a little more for express transfer. Check out cozy.com for more info

Joe T. My thought would be to ask the renters for the prop mgmt company info to contact them about it. Else if you have the owners info write them a letter asking to prune their tree so it doesn't impede on your land (or roof, etc)

Nicole Garner you may be able to rent it to USP students although your property is a few blocks away. Either way clean it up and rent it out. Then you could cash out refi to purchase more properties. If you're only interested in selling, PM me, I have local buyers looking in that area usually.

Small stuff I do myself if it's only a few hours. Else would hire someone. Something to consider is how much your time is worth vs. would it be more efficient to hire the job out?
