What should I do next?

So I just purchased a 3 unit property that produces 3,300 a month. When leases are up I can make improvements and raise rents to 4100-4200 and it will become 4 units. The property is paid for, I have about 60,000 in cash and wondering what should I do next? I want to grow rapidly, but unsure how to and I don't have a great income besides the propertys income. Which I haven't touched anyway because I want to grow my portfolio. What do you think I should do next?

Lately, I have been noticing a few homes at auction. Should I do that?
