I haven't done any hard money lending or crowdfunding but as far as syndications go, they are relatively easy to find if you are an accredited investor and was to invest passively. There are several podcasts out there that focus on passive investing strategies and I've found a few syndicators by listening to them on various podcasts and then signing up for email alerts for their new deals.

@Jay Amin brings up a question that I've always had about syndication investing and that's laddering. I personally have invested in 1 syndication deal so far, but if I'm only making ~$4000/yr from the preffered return, I'm not really sure how that helps me achieve finanacial independance. At that amount of cash flow I'd have to invest in 10 deals at once, just to get 40K/yr.

Anyone have a good explanation for a way to do this?

@Joshua Tikal I know this post is a few years old but did you ever end up investing in NE Colorado? I recently started searching for properties in Wiggins/Ft. Morgan area and would love to get your perspective.

@Luke Miller thank you for contributing your thoughts. As time has gone on and the market has continued to go up in CO, I've been more inclined to look at alternative investing options. TK and various other online offerings fundrise and roofstock to name 2) are intriguing due to the relative passivity of the investment. 

I work full time and earn a great income with my W-2 job but would like to diversify my investment portfolio with more real estate.  I'll have to do a bit more digging into syndications as they sound more like what I'm looking for.
