Thanks everyone for your input. It's a great resource to have others confirm what you already suspect to be true. I am finally at a point with some capital that I can put to use so now comes the fun part.

Thanks for the input @Andrew Johnson, @Max T., @Cortney Jones. This will be my first property so it probably makes sense to put down the minimum possible and have cash left over for any items that pop up.

Let's say I want to purchase my first property for 100-120K. In order to secure a loan I'd need to come up with 20-30K. 

Does it make sense to put down more than the minimum down-payment in order to decrease the P+I and increase cash flow? 

Would it be better to leverage as much as possible and use the extra capital for cash reserves or to start funding the next property?

@Adam Rothweiler I live in Stapleton, was lucky enough to purchase in 2010, but prices have gone WAY up since that time. If you are looking to purchase a property for a rental, I think you'd probably be better off elsewhere as I don't think too many people are renting SFH in that part of Denver. OTOH, I know of people who have purchased new builds, lived in them for less than 6 months and are already listing well above what they paid. This is all appreciation based but something to consider.

Hello, I have what might be pretty basic question about a HELOC but I figure I'd post it anyway. In general does it matter who you obtain your credit line through? IE a national bank you have an existing relationship with, a smaller local bank or credit union, etc? The bank that owns my mortgage will not do a HELOC in my state so I'm looking at the best alternative.
