@Abbie G. Hi Abbie, sounds like a good plan. I am a real estate broker and property manager living in Stamford. We manage a few condo communities and I also have a few short/mid term rentals in the area. Happy to hop on a call to help answer any questions. I’ll send you a message with my cell.

@Steve T. Have you received your tax revaluation yet? Stamford was hit hard. Insurance premiums are also increasing significantly. In my opinion, you are way under market rent based on those pictures! I would renovate and keep up with rising costs of ownership.

Hi Yong, I am broker in Stamford and have helped several investors from Bigger Pockets buy in the area. As a matter of fact we just closed on a deal in Bulls Head that turned out very well for our client. We also property manage and have a good grip on how operations impact yield. Feel free to check out www.via.realestate for more information or reach out to me on my cell at 203-247-5759. Happy to connect and discuss how we can help!

@Michael Asbury welcome to the community. Stamford is a great city to invest in with solid renter population and a ton of different opportunities.

I run a brokerage specializing in helping new investors get started building their portfolio and house hacking. Feel free to shoot me a message if you’d like to connect and discuss how to do it.

Good luck!

@Joe S. I’ve used both and the security at BofA felt more robust (which was pesky at times). Chase was recently offering a decent concession on new accounts in our area. Shop for deals/promos

@Rodrigo Bell definitely worth it in our market in CT. If you buy one deal a year, the commission value most often covers the annual license fees. Not to mention the knowledge advantage. I’d suggest finding a small team to work on that is a good personality match and willing to work with you on your split.

@Addy Cash I bought my first house unrepresented and did fine but probably left something on the table. You just don’t know what you don’t know… and it’s usually contextual/nuanced. Finding the deal isn’t always the hard part.

Post: Flo By Moen saved my tail

We’ve been having pretty wide temperature swings in CT the past few days. Woke up to 4 degrees this morning and a high of 45 is forecast overnight tonight.

We picked up a duplex in 2019 with some poorly routed plumbing on an exterior wall. We added insulation but the copper pipe froze last night, thawed this afternoon and popped around 3:00 pm.

While rebuilding the water main during our initial renovation, we also installed a Flo By Moen smart water shutoff device. A few minutes after the pipe burst I received a notification that the water was automatically turned off, and a few minutes after that our tenants called :)

Turns out the Flo device shut the water off after only 15-20 gallons dumped into the basement. Could have been so much worse with two new furnaces and power vent water heaters.

So for all of those managing rentals, I HIGHLY recommend installing this device. Saved my tail today.
