@Tristan Scott Zell yeah I would shop out a tech that is OK entering with full knowledge of Covid and just fix the T-stat. If that is truly the issue, its a 15-20 minute swap.

@Luis Hernandez putting in effort to build a refined and high quality list on a planned/strategic niche is a good bet versus high volume cold calling in my opinion. Most people just don’t like cold calling in general, and it’s even more difficult to maintain a high volume of it. Be efficient, specific, and intentional! Then spend time building systems like direct mail and ppc ads that get your phone ringing with inbound calls.

@Rodney Lorenzo sheesh, I hope they warned you this stuff is simple but not easy.

Sounds like you could use a partner. Jumping in on a medium sized deal and relying on cash flow for income feels unnecessarily risky. But that’s just me.

@Aaron Von really depends on the investment strategy. If you’re a cash flow investor, you most likely prioritize steady income and minimal vacancy. On the other hand, you can earn great capital gains by raising the value of the asset through more aggressive rent increases. In large multifamily, pushing rents in the 10-20% isn’t uncommon!

@Simon Rivas I suspect the true answer is dependent on a number of your personal/financial/business related details; however I can tell you I have personally closed on a cash out refi and new purchase around the same time with one lender.

@Trey Sutliff hi Trey, I live in Stamford too and have had decent results investing along the I-95 corridor. I think it largely depends on how hands-on you’d like to be. If you are willing/able to self manage, cash flow can be pretty strong. Lmk if you’d like to hop on a call and discuss.

@Azizbek Rasulov tough market around Fairfield County but I think there is still value to be had if you’re willing/able to be creative. Have you contemplated a renovation and/or new build?
