Flo By Moen saved my tail

We’ve been having pretty wide temperature swings in CT the past few days. Woke up to 4 degrees this morning and a high of 45 is forecast overnight tonight.

We picked up a duplex in 2019 with some poorly routed plumbing on an exterior wall. We added insulation but the copper pipe froze last night, thawed this afternoon and popped around 3:00 pm.

While rebuilding the water main during our initial renovation, we also installed a Flo By Moen smart water shutoff device. A few minutes after the pipe burst I received a notification that the water was automatically turned off, and a few minutes after that our tenants called :)

Turns out the Flo device shut the water off after only 15-20 gallons dumped into the basement. Could have been so much worse with two new furnaces and power vent water heaters.

So for all of those managing rentals, I HIGHLY recommend installing this device. Saved my tail today.
