Forgot to mention, the public will only show gross sale price, but not the adjustments or net. Only the MLS will have any adjustments the seller had to pay the buyer (repair credit, sellers assist, etc). A local agent can provide that info.

April Molina , the sale price is public and available on most sites within roughly a month of the sale.

You can put your LOI or offer under your name "and/or assigns", which would give you the flexibility to switch to another LLC or bring in a partner

If it is a REO or short sale and listed on the MLS, you can work with a buyer's agent who can visit the property and send you pics. Alternatively, get some new investors who want to learn and they would be happy to visit the property on your behalf provided they are also learning in the process.

@Hoa Nguyen, @Khalil Bachir, @Dave Homyak, what size deals do you ultimately wish to participate in as the GP?

Typically for a deal over 150 units, you will need to prove credibility to the broker, lender, investors, etc. Thus people start out by playing some small role on the GP side by partnering with a more experienced syndicator. 

It is not uncommon to have LP investors who want more of a look under the hood. We certainly provide that info to those who ask.

Thawda Aung , it's becoming very difficult to find a good deal in Houston. Sellers want to capitalize on the hot market. We are working on an interesting opportunity outside Houston, but in the area. PM me if interested.

        We buy multi-family and industrial/flex business parks, small warehouses, etc. 

Both asset types have some similarities and some differences. 

As others mentioned if you share your investment thesis/goals, it would generate more targeted responses.

A.R Shakir, I faced a similar challenge a few years ago and wrote a blog post about the investment opportunities I considered and my thought process in selecting them at https://www.biggerpockets.com/blogs/10305/67660-fi...

A large portion of the decision comes down to your liquidity needs, risk tolerance and desire for control (active/passive investor).

As mentioned, you should look into syndication if you have not already. You can start as a passive investor and if you want can lead a syndication.

@Dustin Karas, by a personal LLC, I assume you mean a single member LLC.

If you are looking to invest in a syndication as a passive investor, then it should not make any difference since the LLC will be passthough (check with your tax professional).

However, there are other benefits like a little bit of anonymity, possible layer of defense from personal identity theft (the syndicator will have your LLCs EIN vs your personal SS# if they are hacked).
