Michael, did you find a good portfolio lender yet? I have heard good things about Harleysville and a bit less on Univest. Were you looking for a cash out refi?

It all depends on how you phrase it. I would add a bonus as an incentive to complete before the deadline. Of course you only want to tell them that after they give you the timeline first.

John, I have a contractor who has done work for me in Montgo. Where is the property listed and how large is it? I need the contractor back in 4-6 weeks to start in another project of mine.

Am I correct in assuming that the portfolio lenders will lend to a LLC?

Do they require a personal guarantee?
