Are there any realtors here in BP Nation who have creative tips for finding and ultimately representing local investors? I would love to specialize...really become their five star agent. Any ideas would be greatly appreciated.

I'm in Canada so the processes might be different but I would think you need to factor in the potential for environmental assessment and clean up. If you could make your offer subject to some sample testing, that might be wise.

Hi Becca,

I had a property on an island where everyone (pop 6000) had a septic field. Theres a bit of extra attention that needs to go into maintenance so if you were renting out, you'd want to educate your tenants. Some things to consider...detergents with phosphates, chemicals or heavy cleaners will harm the helpful bacteria in the septic system. Keep grass planted over the septic field. Things that you might think about putting in the toilet on a sewer system, can seriously clog a septic field, ie, grease, flushable kitty litter etc. Tanks will generally need to be pumped every 5 years or so. Include the tank in your inspection process.

What a fantastic house! I personally love the cedar siding. I think it could look really amazing with a few changes. If it were my house, I'd definitely replace the deck railings with glass, paint the garage door a matte 'almost black' colour...maybe the chimney too. Look at http://www.dwell.com/ for inspiration.
