Hello! At a point early in the project, we'll launch a pre-sale program. So, the LLC (land and first cash injection) could be responsible for the visioning session, the marketing package etc. Thanks Antoine.

Hello BP Nation, I am representing potential investors and owner/developer. Proposed project is a luxury hotel/condo project. Owner of the land is willing to vend in and the investor group wants to bring in their investors and maintain control of who the operator will be. Do any of you have expertise in the steps so that everyone is protected? Thanks! Penny

Summary of Invitation for Investment

Presented by:

The GoodLife Puerto Vallarta Team

Las Puertas Andalucia is 12 homes, 5 star luxury contemporary that will re-define the market’s perception of value in the Amapas neighbourhood in Puerto Vallarta. Amapas is located on the South Shore, the leading ‘hot real estate market’ in Puerto Vallarta.

Development type IRR is above what can be expected for an international development in a low risk environment. Our integrated design+build+sales+marketing team will be your advocate and a champion for the hopes and needs you have for your investment.

How do we accomplish this?

The design for the project is by Boehm Design, recently featured in Architectural Digest. We optimize your investment with a team that's able to accomplish the impossible and stay on top of workers and city officials. Our management and systems get projects done both faster and with better reliability of the promised deliverable dates. The project brand will be world class and marketed by a team with 25 years working with the exact demographic who will be the buyers of Andalucia homes.

Andalucia will be positioned within an entirely new niche, synonymous with value, service and an understated elegance. There will be no alternative in Amapas for an elegant residence within a very exclusive community. Andalucia will be one of the most sought after, spectacular, view offerings.

The 12 homes are estimated to be in the range of $850,000 average and will be positioned amongst the most appropriate target markets, the exact demographic of buyer that we have been working with for 25 years.

The development plan for Las Puertas Andalucia is on 3154 square meters of land in Amapas, overlooking Puerto Vallata and the Bay of Banderas. Development plan for residences to feature ‘New Hacienda’ architecture with the finest finishings, plunge pools and inspired landscape.

Set on the hillside with sweeping views of Puerto Vallarta below Andalucia will become a benchmark whereby others will be measured. Not because we are the most expensive but because we have an understated elegance and because we are the coolest.

Close proximity to Puerto Vallarta (5 mins) and all that it has to offer is one of our biggest value propositions.

Let us show you what we do and how our processes work so you can sign on.

Hi Ruta,

Congrats on the opening of your own firm! I'm sure we can learn a lot from your experiences in Tulum. Have you started construction? I look forward to watching your progress!

All best, Penny

Hi Richard,

I'm a realtor and would add that there's an educational element to receiving notifications. For example, I had several clients that I sent new listings for foreclosures. It wasn't a lot of work for me, I knew that they weren't ready to buy, and two eventually turned into sales - one found a partner and one a parent invested.

Good luck on your ventures!! Penny

Hi Steve,

You don't say if you have ever lived in Mexico, have direct experience or point to any data that informs your opinion. I'm not a researcher and am not involved in the medical profession. I do have a brother in law who's a dentist in Canada and spends months at a time in Mexico. He says the clinics he's visited in Mexico have state of the art equipment and excellent dentistry. I've had a house call in the middle of the night for a child that cost 17 dollars. Myself, my friends and family receive excellent health and dental care here. Other than what the WHO and CNC say, there are internationally published birth, death and infant mortality rates that paint a picture of how each country is doing. Also some good info below out of Harvard, a private citizens group, and an international insurance company. Nowhere is perfect. And there are some disconnects in the health care system in Mexico -- but everyone has basic universal health care.

@Matt Rosas,

Mexico has an excellent health care system. I'm curious as to why you would make this statement "But the real problem comes when Mexico and Guatemala get it and they don't have the ability to contain it"

According to the World Health Organization director: "During the notorious swine flu pandemic, Mexico "gave the world a model of rapid and transparent reporting, aggressive control measures, and generous sharing of data and samples". The CDC's flu director Nancy Cox, added that Mexico's response "impressed the entire world".

Health care here is not only excellent, it costs far less than it does in the US or Canada. A blog post if interested in knowing more.

Hello BP Nation,

Does anyone have experience successfully raising equity funds for an international project with a crowd-funding platform?

Thanks! Penny
