everyone looking in NYC but their hard to come by, my best advice would be drive for dollars or ride for dollars( i have a bike so it a good work out). After you got a few deal under your belt i would start looking out of state.

welcome to bp! Happy to see some brooklyn boys are in the house, BP is a great source for all type of Real estate information. From the looks of it your on your way to making your first deal, just take those small step and it will all pay off. Make sure to come  to the next networking meet up in bk, their great!

I don't know if this is great advice but i think your in a place where you have the knowledge to get thing done in the real estate world. Sofar you've been doing pretty good if i don't say so my self,if it were me and i had the knowledge that you have my question would be why didn't i start sooner? jump in full force but in a smart way and / or if their someone you trust that also in real estate jump in with them as a partner to minimize the risk. 

P.S sorry about you losing your job, maybe this is a blessing in disguise,so take the leap man!

@Ryan Dossey that the goal, hopefully if thing go well in the REIA meet up i don't have to put up a " looking for a mentor " post. I really hope it doesn't get to that but you gotta do what you gotta do.

@Steven Leigh So i watch both videos (BP Wholesaling Calculator and Sean Comp calculator) and both have things that i dislike and like for example. 

BP Wholesaling Calculator 

Pros 

  1. Easy to use and understand( video was pretty clear and to the point)
  2. Can be used for rentals also
  3. Info can be sent to a potential buyer

Cons

  1. Wasn't free( which isn't a big deal)
  2. Doesn't have the rehab cost in the mix by the foot ( can live with that )
  3. Doesn't have the spread sheet 

Sean Comp calcalculator

Pros 

  1. Free
  2. By the foot calculator a nice help 
  3. Has a spread

Cons

  1. Video was hard to follow and understand 
  2. Excel sheet is kinda clear
  3.  Not something i can send to a potential buyer

So my conclusion is both are good in there own way and when checking a deal i would most likely use a little bit of both.

Trust me @Ryan Dossey its a lot harder then it look to find a seasoned investor even with my set of skills ( I am a project manager for a design company and have a degree in architecture) but i am going to my first REIA soon so i can start networking and get the ball rolling.

I understand what your saying @Bill Pate but what you just stated isn't what i am really having a problem with, most of that info i can find by doing a little bit of digging. My problem come to play when i need to  come up with a realistic rehab cost that good for me and my end buyer. BTW congrats on the 6 rentals
