@Kim Meredith Hampton yes please send me the listing, @Brandon Reed didn't know that thanks for the tip @Jason L. I wish it was that easy but she wants something new after spending a whole day looking at used townhome, plus the ones we were looking at were in the 180-220 range and needed a lot of work. I am ok with breaking even if it comes to that but I really want to make a profit if I can.

Thanks @Kim Meredith Hampton for getting back to me ! Would you happen to know what the average rent is in winter Garden?  Currently in Lake Nona there are some new  communities with a starting price of 250k for new townhouse, but even with the growth, from my research it look like I will only cash flow $100 or break even ( depending on my hoa) . 

Good Afternoon BP family! 

My name is Pedro and I am 28 years old, I am fairly new to real estate but not a complete newbie. I recently just got married and decide to relocate to Orlando. Since my wife is originally from their, we have an idea on where we want to buy but I need the help of my BP family. We have been looking for a new construction townhome in the Lake Nona, ST cloud area for under 250k. We plan on using A FHA loan ( which state we cant rent it out for 2 years if I am not mistaken) but I am having a hard time finding any property that shows positive cash flow in the future. So my question for my BP Family is, should I start looking in a different area? if so where ? or is it harder to cash flow with something that new construction and just consider looking for something used? Any tip is greatly appreciated

I am looking to help a seasoned investor become more successful, in exchanges for any knowledge about Real Estate. The skill set that I can bring to the table are

  1. Reading and creating Blueprints ( I have a degree in Architecture)
  2. Estimating ( I also have a degree in Construction Management, currently a project manager )
  3. Good peoples person ( I have work in Sales for most of my life before becoming a Project Manager)
  4. Software savvy - ( Used mostly all Architecture software out there and some PM software, but I can learn any other software pretty easily)
  5. Fluent in Spanish
  6. TIME and WILLINGNESS TO LEARN!

Hey Bp

I've trying to get my feet wet in wholesaling for a while now, I've seen some vacant Property in my area that I think would be great for wholesaling. My question is how do you find the owner in order to get in contact with them if the property is Vacant? Some of the Property have also been bought by the bank so how do I take it off of their hands? All the information I have found on the Property have been off of http://www.oasisnyc.net/map.aspx. For people that don't know about this site, it a great tool to find out just about any information on a property in Nyc all you need is the Address and BOOM the information is at your fingertips.

@Sean Senatore been thinking about doing whole saleing out of state but i don't want to start since i haven't done one in my own home town. Also pm about about how you did your deal in SI i would love to learn more detail about it l! and congrats!

hey @Sean Senatore , i was thinking the same thing about the bandit sign so i just wanted to put it out there just in case , as for the letter i was going more for the post card too since it easier to send out. The only problem i am having is the process and the paper work needed in that process. I think that if i have a walk throw with some one on their deal i'll be golden.
