Tas S. just curious why you say turnkey was your niche. Are they not working out the way way you had hoped or have you just reached the point that you planned to stop buying?

Ryan Ball how have you dealt with rehabbing or getting your buildings rent ready when it comes to the out of state properties you mentioned? Do you happen to already have connections in the particular areas or just search for local contractors? Do you actually go visit the properties to over see the work...if so how often?

Hello

My question is for the investors out there that own rental properties in other areas of the country and depend on local property management to keep the properties operating effectively.

Basically just broadly searching for tips/advice on how to establish and maintain an honest and satisfactory relationship with the PM. 

Are there certain things you have done to help ensure that proper maintenance in being done and the property is being supervised? 

Any tips on how to make sure repairs being performed are actually necessary so you know you arent incurring excessive charges?

Id appreciate any thoughts on those issues but would also like to hear any other tips pertaining to other aspects of long distant PMs. Thanks

@Dillon Loomis great advice. I like the approach of raising rents immediately before any work hoping they decide to move on and if not at least get higher rents than previously until they do move out. Thanks

@Jacob Anderson hi Jacob I see you're  a wholesaler in ca. I'm in LA and am also looking for flips locally. If you're operating in the area would love to see any properties you may get under contract.

Hi

I am currently searching for multi unit properties to purchase, specifically property with value add potential in the midwest. I am looking at some properties that would most likely achieve higher rents with some updating of the units. My question is how best to go about performing the work if I am a purchasing property that are already fully occupied. Is the only viable way to complete the work by doing so individually after each tenant moves out or has anyone had success with coming to an agreement with the tenants? I guess there would be other factors to work out with the tenants as well other than just performing the work such as agreeing to new rental rates and terms.
