Hi

I currently have my real estate license in CA but am not associated or practicing as an agent with a broker. Am I still required to disclose my licensed status on postcards or other marketing material that I am sending out?

Hi Does anyone have any recommendations for REI clubs or meetups in the Los Angeles area. I'm looking for groups to network with that aren't predominately geared towards complete newbies or that are basically centered around a sales pitch. I'm medium experienced investor focused primarily on rehabbing. I have seen many groups or meetups online but am trying to narrow it down to a few of the higher quality ones. Thanks

Thank you for your advice. It definitely helps me out. Sounds like a good way to get in with motivated owners especially if you are able to show them that they can actually benefit from the situation by working with you as opposed to just letting the property go to auction at a complete loss. Like other methods of finding deals I realize theres a lot of caution to be taken to prevent getting myself into a bad spot though

I am looking at listings that are being scheduled to sell at the upcoming los angeles tax auction and was just curious if you are able to purchase these properties straight from the homeowner before they are auctioned off. Im guessing there would have to be some negotiating with county tax offices or other interested parties to get approval but was just curious if this was even an option or if they were just simply off limits once they were already scheduled to go at auction. Thanks

What have you found to be the most effective methods for driving sellers to your websites? Also do you have any suggestions on where to get started streamlining or syncing websites, squeeze pages, crm, lead tracking etc so they are working together seamlessly? Is there a specific website builder you recommend that is more accommodating for integrating crm lead tracking features? I notice that you have a lot of blog posts on here which probably covers these subjects so maybe i should check those out.
