Tips for working with long distant property managers

Hello

My question is for the investors out there that own rental properties in other areas of the country and depend on local property management to keep the properties operating effectively.

Basically just broadly searching for tips/advice on how to establish and maintain an honest and satisfactory relationship with the PM. 

Are there certain things you have done to help ensure that proper maintenance in being done and the property is being supervised? 

Any tips on how to make sure repairs being performed are actually necessary so you know you arent incurring excessive charges?

Id appreciate any thoughts on those issues but would also like to hear any other tips pertaining to other aspects of long distant PMs. Thanks
