You’re unlikely to have any trouble. However, if you want to make sure you’re ok, I’d try to nail down the foreclosure contact in the county clerk and ask whether you’ll have a problem in the event you order foreclosure for default.

You need an assignment.  If you're going to do this for the long-term, it's worth talking to a real estate lawyer and spending a few bucks to get it done properly until you know the procedure.   Go get'em.

@Scott Taylor - This is self-serving, but you should be comfortable with your lawyer.  Find one you like and stick with them.  A foreclosure can take a while if there’s an estute defendant.  

Ohio is a tax lien pool state.  Lots of good interest rates starting at 9% at purchase and goes to 18% once a notice of intent to foreclose is filed.  All court costs and fees can be covered.
