I agree with Ned Carey Finding past due taxes in almost every county is clunky. Just keep poking around or try and reach out to your target county directly.

Cedric Ballet - have you tried contacting LA's City Building Department? Maybe they can confirm the quality of a vendor or at least point you in a better direction. I'm in a much smaller market in Cleveland, but it's worth a shot to see what the government can tell you.

Get a professional organization with significant references. Call each one and don't pull the trigger until you know that they can do the work. There are awful contractors that will take your money and bail without batting an eye. Make sure they're bonded and insured in the City they're performing the work in, too. Don't forget to get a contract executed!

Just like any professional service, your end product is likely to have a better outcome if you have a pro do it over yourself. Unless you really know your market, you're likely to either over price or under price your property. Plus, getting on MLS gets a lot more eyeballs on your property.

You can sign any day before and even after the end of the lease. Of course, before the close of the lease is best.
Very good insight from John Leavelle Stole all the good answers.
Redgy Saint-Germain Call the broker and tell him/her and then ask to come out of the contract or ask to be assigned to another agent in the brokerage. That's dreadful representation.

I agree with @Timothy Murphy III -- you must use something different than what you're using.  Contact an Ohio RE lawyer (I can actually think of a view on this list) and knock it out properly.  Our courts can make foreclosures/evictions difficult if your paperwork is a nightmare.
