I don't know about the NH market but I would like to share some good advice I have just recently heard: Be comfortable with being uncomfortable. Reach out to as many people as you can and try to find someone in your desired market. It may be hard at first to reach out to these people, but it will be worth it. You will gain more confidence and you will eventually find success.

I have read that college rentals can be very profitable! Many investors are scared to get into them as college kids can potentially be harmful to a property. Here is a helpful article I read on BP:
