Rookie investor in NH just starting out

Hi BP Community! I'm a new investor in Southern NH trying to start my real estate portfolio. My only experience to date with real estate investing has been the REIT's I own in my IRA's. I'm a full time FAA air traffic controller and part time Air National Guardsmen. I've been spending the last year while COVID slowed things way down in life trying to studying and learn as much as I can about building a real estate portfolio. My goal with this new venture is to build a portfolio of multi family long term rentals. I've lived in my current house for 5yrs and although I love the idea of house hacking its just not an option anymore for me and my small family- kicking myself for not doing this 8yrs ago when I moved back to NH!

Moving on, I would like to network with some local pro's as I head out in search of my first deal. Since COVID restrictions are starting to relax are there any local meet ups in the NH area? I'm also not opposed to long distance deals, in fact I've been spending a lot of my time looking nationwide as the current market where I live is nuts. As I've been progressing through David Greene's Long Distance RE Investing, I find myself still getting cold feet when it comes to reaching out to professionals in these areas of interest- he makes it sound so easy! However, locally I have recently been turned on to the North Country here in NH and if there's any members with good knowledge of this area and are willing to share it with me I am all ears!

Thanks for the space and I appreciate any and all help the community continues to provides me as I embark on this new adventure!

-John
