Thanks again for the help! I have not yet started to seek out sellers. Right now I am trying to learn and practice analyzing deals. Nonetheless, your article was incredibly helpful! Looking ahead, I am unsure of how exactly I will purchase a deal as I will not have adequate credit (because of my age). I have read Brandon Turner's book The Book on Investing in Real Estate with No (and Low) Money Down and it had lots of great information. I really like the idea of Seller Financing. Do you have any advice on this technique or do you have any experience with this style of creative financing?

One way to find the owner of a property is through skip tracing. BP actually did a live video demonstration on Instagram yesterday that was all about the topic. It seems like a long process, but I'm sure it is completely worth it. Hope that helps!

Thanks so much for your help! It means a lot! I went ahead and fixed the errors. 

On the Total Cost Out of Pocket, would this still be accurate: 

Adding up Purchase Price, Purchase Closing Costs, Pre-Rent Holding Costs, and Estimated Repairs. Then subtracting the loan amount. 

I think this would work in order to show both the total project cost and also the cost out of pocket (next on the spreadsheet).

Hi BiggerPockets community!

I have recently been listening to lots of podcasts and reading books on real estate. I have began to analyze potential properties using a spreadsheet that I created. 

I would love if someone could check it out and possibly give me some feedback on what they think of it. Are there any errors? Is there anything I should add?
