Once you start narrowing down which places you would like to invest in, start building your team! Agents that work with investors, contractors, and local lenders will be a great start!

Identify which market you want to be in and start making connections there. Besides BP, I know there are real estate investor groups on FB for just about every major US city. Join some of those and connect with agents, lenders, and contractors that will be able to help you!

I'd recommend to start looking for an agent that works with investors that can send potential properties your way. Even if you're not quite ready to buy, you can start practicing with running your numbers, which an experienced agent can help guide you on.

Rocket Mortgage is notorious for high closing costs fees as well. I'd recommend finding a local lender. 

A local realtor that works with investors will be your best bet. They will be able to point out any red flags on the property, as well as do a video walk through for you, AND you'll be represented in the transaction that way you aren't getting jerked around by the seller's agent. Is there a reason you're not using an agent of your own?

The sooner you start the better! Good for you for starting so early! Have a solid why so this drive that you have now doesn't phase out! Good luck!
