@Terrell Garren
Thanks for the response.
I am no push over and don’t mind to be honest whether the tenants know or not.
If it was easy to remain anonymous as the owner I would do it.

Hi All,
I am a soon to become landlord.
I am going to self manage.
I will be house hacking and therefore my face will be known to the folks renting the 2nd unit.
I would prefer if possible for them not to know that I am the property owner.
The main thing that would give away that I am the owner is when rent payments are made by the tenants.
The property is owned in my personal name.
Does anybody have an advice on how I could try to keep the fact that I am the property owner private from the tenants?
Could the business bank account (s) that I set up be such that the checks are not written out to my personal name?

Hello All,
Does anybody have any recommendations for a software to self manage rental units?
The following features would be helpful;
-rent collection online.
-a portal for requesting maintenance requests.
-a module for general communication.
-a module to find out phone numbers or download a copy of your lease if you have misplaced it.
And all the other things we have to do as landlords.
Look forward to hearing what you guys are using.

Hope all is well.
I am looking to hire somebody whom has made alterations and additions (small and big) to properties in the Jersey City area in the past.
I want to survey the property with the architect and run my ideas past them and see if they have any ideas as to how I could better use the space and/or increase the value of the property in my renovations.
The changes will have have to be submitted for formal approval with the city of Jersey City and signed off so that I do not have any issues down the road when is I decide to sell.
Once the consultancy part is done what we do then depends on what we figure out during the survey and associated discussions.

Hello all,
Trying to connect with a local architect in the Jersey City NJ area.
I would prefer somebody who has worked with investors before on multi family rental real estate.
Any recommendations would be greatly appreciated.

Post: Leasing Agent For Multi Family Owner Occupied Property

Hello All,
I am planning on buying a multifamily property and living in it for 1-2 years before it becomes solely a rental property.
I am fine with self managing.
I would however like to have somebody prepare the lease documents, find/screen the tenants and work with me to make sure that I set up the whole tenant/landlord situation/relationship correctly/well.
The kind of arrangement I am looking for:
-I would like to have some input into the content of the lease.
-Review all of the information gathered by the leasing agent (background checks, rental history/references, credit status etc.) before a decision is made as to who becomes my tenant.
-Work together to set up rental deposits accounts.
-Make sure that I am following the law in terms of terms and information extended to the tenant.
My Questions:
-Is the above relationship typical with an owner and leasing agent?
-How does one go about choosing/vetting a potential leasing agent?
-Where would one go looking for a leasing agent?
-Is a leasing agent the right professional to seek for the above role?
Note:
I kindly ask that nobody use this post as an opportunity to solicit.
I am just trying to educate myself :-)
Thanking you all in advance for any help/advice that you can provide.
P. Quaid.
