Hello All,

I spoke with the Construction Code Office of Jersey City this week.

I believe that the following is the way that construction permitting works in Jersey City;

-I deliver two sets of drawings stamped by an architect to the Zoning Office of Jersey City.

-Once my drawings are ‘OKed’ the Zoning Office will give me approval on my plans/drawings.

-I then take the approved architectural drawings along with any specialist permits (such as electrical, plumbing or sprinkler) to the Construction Code Office of Jersey City in a folder/jacket.

-The Construction Code Office will either approve or decline my application for a permit within 20 business days.

-At that point I can make my payment and get the physical permits.

My question is as follows;

Do I need to get an architect involved when it actually comes down to it?

Is there anybody on BP that has actually done this and not used an architect?

I am planning to remodel the kitchen, bathroom and hopefully build an extra room so nothing structural.

I don't actually need an architect for what I am doing, is there a way of doing this that I can avoid getting an architect involved?

Hello All,

Hope all are well.

I am in search of a contractor who either has her/his own rental properties or whom has worked with real estate investors in the past and understands the process and time sensitivity of the property rehab of rental properties.

On here to ask if anybody in my area (Jersey City NJ) can refer me to anybody that they have worked with?

My preference would be to only get referrals for people that you guys have actually worked with, rather than family or friends.

Trying not to kiss frogs when it comes to contractors.

Hello All,

Working on finding properties in the Jersey City (JC) area to buy, renovate and then rent out.

I live in JC but most of my construction contacts are working and licensed in NYC.

I would like to pull my own permit and bring my individual trades in to work under my permit using their own insurance.

Obviously electrical, plumbing and other specialist trades would have to pull their own permits with the city of JC if I require specialist trades.

It would be mainly cosmetic work that I am taking on.

Can I pull my own permit on a property I own in JC?

Hello All,

Looking for an accountant that I can work with on 'buy and hold' or 'BRRRR' endeavors in the Jersey City area.

I am looking for a personable, knowledgeable person, I can develop a long term working relationship with.

I would also like to schedule sessions with this individual to discuss financial positioning and strategies for the future development and growth ahead of said growth.

Any recommendations would be greatly appreciated.

Excuse my ignorance.

But is it unusual for the attorney's to not get paid if we don't close?

 Asking because I genuinely don't know.

Just looked it up and seems like NJ is one of the states that requires an attorney be involved in the closing.

Would live to hear hear what you have to say on it.
