Hello All,

Preparing a rental for tenants and just realized that there is a longer than normal lead time on the availability of kitchen cabinets.

Ikea are proving far too slow.

Currently beginning the process with Home Depot.

Does anybody have any suggestions where I can get a new kitchen quickly?

I have limited time currently due to other commitments.

So I am looking for a place that can do all of the following;

-Create the layout/construction prints.

-Provide and deliver the cabinets.

-Provide all of the appliances.

-Provide and install a stone counter top.

-Install all of the above.

Notes:

-We are replacing exactly the kitchen that I removed (so no relocation of gas or electric).

-The plumbing and electrical connections I can take care of with my people.

Any advice you guys could provide would be greatly appreciated.

Hello guys,

I am preparing a duplex for tenants currently and would like to have a concrete way to divide the water bill per actual usage.

I would rather not build it into the rent or divide by square footage.

The building is newer and the plumbing is set up such that there is an individual water riser to each unit (so it can be measured separately if I figure out how to do it).

In Jersey City, one is not permitted to have 2 water utility meters in the same dwelling.

Therefore I cant have the tenants deal directly with the utility company.

Does anybody have an suggestions as to how I can successfully set this up?

I am not necessarily looking for the cheapest or free way to do this.

And would love ultimately to make this hands free (if possible).

Any info provided would be greatly appreciated.

Hello All,

I am searching for a suitable rental property management software program to do the following (and whatever else I have missed);

-Record financials that I can use for tax time (including expenses outside of rent and such).

-Provide access to any documents that the tenants may need to access (their lease, the building rules, copies of their water bills etc.).

-Act as a communication portal.

-Maintenance requests.

-Perhaps sends automated messages when rent is due, late...

-I can add their portion of water bills to it and send them notifications.

-Send tenants new leases for review.

I intend on buying more properties, so I would like the software to be suitable for up to 10 properties.

Any advice you guys could share would be greatly appreciated.

Hi All,

I am closing on a duplex next week in Jersey City NJ.

I would like to add a water meter for the upstairs apartment.

I will have a plumber establish that the plumbing is done with two separate risers and it can be split/metered individually.

I don't want to be the only landlord in the are having the tenant pay the water themselves.

But I would prefer for my expenses to be constant every month.

Questions;

-In Jersey City is it permissible to meter the water in apartments individually?

-Are other landlords in Jersey City metering the water in their units individually and having their tenants set up and pay their own water bill?

Any help that you guys could offer would be greatly appreciate.

Hello all,

I am closing on a duplex house hack shortly.

I was going to put in new kitchens in to modernize the look of the place.

But renovation costs have now become a bigger factor/concern than originally anticipated.

I am trying to achieve the same result without the demo, disposal of old cabinets, plastering, tiling, painting and coordination associated with all of the above.

The house is 8 years old and the kitchen cabinets are original and in fairly good condition (just a little dull looking).

I would like a more modern look than the varnished wood finish of the cabinets currently in place.

Question:

Can you guys please provide some feedback on refinishing cabinets as a means to modernize a kitchen (results, things to watch out for, is this a good idea, tips etc...).

Any info you guys have would be greatly appreciated.

Hello all,

I am closing on my first house hack with my young family (property#1) in the next couple of weeks.

Our plan is to live in it for 1year, refinance out of the FHA loan, put a tenant in our unit and then purchase a home for ourselves (property#3) to live in permanently.

I would then like to work on purchasing a 2nd investment property (property #2).

Property#1 is/will be financed in my personal name.

Property#3 will be financed in both my wife and my name.

I would like to position myself to be able to buy property#2 without a business partner.

We will be fairly heavily leveraged in terms of our DTI ratio after purchasing property 1+3.

Can anybody offer any words of wisdom as to how I can position myself well to be able to purchase property#2 in terms of getting a loan?
