Hi everyone,

I appreciate the time taken by everybody to respond.

Apologies if I was not clear enough with what I am in search of.

Essentially, I would like to find somebody to work with ‘one on one’ on how my property is performing.

I would like to have a third-party consultant get into my personal specifics/goals/situations and 'the numbers' associated with my property.

I would like to analyze things like ROE, IRR, my projections for the future and how this all fits in fiscally to my 10-year plan.

I am happy with how I have things set up with the house currently.

But an impartial, 3rd party perspective is something that would be valuable to me.

It’s not always easy to take a 40,000-foot arial view at your own situation.

So, essentially, I am searching for a recommendation for a consultant that would break down my property with me and discuss whether I should sell it, keep it, discuss the numbers and how they look both short and long term.

My Question:

Does anybody have any recommendations for a professional consultant they have ALREADY worked with that can provide the services/expertise outlined above?

Hi folks,

Looking for a consultant for advice on how to optimize a duplex that I currently live in.

Would rather work with somebody local(ish) who understands the Jersey City market.

Ultimately want to analyze the performance of the property and get impartial, professional suggestions/advice, specific to my personal set of circumstances.

Any recommendations would be greatly appreciated.

My preference would be to get recommendations for people/companies from somebody whom has actually used the recommend company’s service.

Hello guys,

Reaching out to see if anybody has used credit cards for realtor commisions associated with aquisitions.

In my senario, I would be potentially paying the realtor fees as part of the deal structure.

It is relitively easy to get a 0% interest for 18-21 months on a credit card and there is no bank approval process to deal with.

I would rather not lay out the cash if I can finance this cost and pay it off over 20 months and keep the cash working elsewhere (or for reserves).

To be clear, I could layout the cash. But would rather finance it.

Any thought or info on this would be greatly appreciated.

Hello All,

I am planning to convert the unit I occupy in my house hack duplex in Jersey City (JC) to a medium term rental.

And will no longer be living in the property.

Does anybody have any resources as to what the rules are for doing this in JC?

Does one have to register?

Are there any permits required or restrictions associated with operating strictly as a medium term rental unit?

Any info or resources you guys could offer, would be greatly appreciated.
